Planning for Parramatta and the River City

To serve the growing community of Parramatta, the NSW Government has an extensive infrastructure pipeline that Parramatta will directly benefit from.

Likewise, Parramatta is designated as one of three primary centres in the metropolitan area that will be a focus for employment growth.

In the NSW Government’s Greater Sydney Regional Plan - a metropolis of three cities - Parramatta sits alongside the Sydney CBD and the new Aerotropolis city that will be created alongside the introduction of the new Western Sydney Airport.

Locally, Parramatta is seeing investment with the first two phases of the Parramatta Light Rail Project well underway and the new Sydney Metro West line will see a new station built on the block bounded by Macquarie, Church, George and Smith streets.

The new Parramatta Light Rail line will run down Church and Macquarie Streets.

The new Metro West line is designed to improve capacity on existing railway lines between Sydney’s West and the CBD and it will also provide for a faster journey from Parramatta to Sydney CBD.

New Parramatta Apartments

Parramatta has one of the best urban lifestyles in Sydney. Being designated one of three centres in the state’s Sydney Region plan will ensure a very large pipeline of investment and real estate buying opportunities will come to fruition over the coming years.

Western Sydney University has a large and growing presence in the area. The Parramatta South campus is located adjacent to the new light rail line and within the Parramatta CBD itself, the University has taken leases in 3 buildings.

The NSW Government has another policy that is seeing Parramatta benefit from new commercial development: the so-called ‘decade of decentralisation’.

The Department of Planning, Industry and Environment and the Department of Financial Services and Innovation have already moved to Parramatta.

The NSW Government also wants to secure up to a further 45,000 square metres of office space to accommodate a further 4000 public servants in the area as well

Other recent state government initiatives that have been completed include Western Sydney Stadium / now known as CommBank stadium.

It is a rectangular stadium capable of seating 30,000 spectators and is located a short distance from the Parramatta CBD.

The Museum of Applied Arts & Sciences will also be opening a campus in Parramatta in the coming years.

The process of buying an apartment in Parramatta

Buying off the plan is a highly individualised process, however there are some key milestones that we can outline.

Interested buyers will often need to first pay a refundable fee (generally $1000) to reserve a specific unit and again, generally speaking, that reservation will be active until such time as a contract for purchase is signed.

If the buyer elects not to proceed, the reservation fee will be refunded.
If the buyer elects to proceed with the purchase, broadly speaking, a contract will need to be signed and a 10% deposit (minus the reservation fee already paid) will need to be paid.

Contract signing and taking all the deposits is a key milestone for the developer as, broadly speaking, they will use them as collateral to secure financing for the construction of the new property.

When construction of the building has been completed, developers will generally contact you and set up a time to complete the settlement of the transaction.

Settlement is the process of exchanging any deeds and it is when you need to have your finances in order so your bank or other financial provider can then pay the developer for your new home.
